Musinsa is investing roughly 10 billion won to acquire and secure long-term leases on more than 20 vacant commercial spaces near Seoul Forest in Seongsu-dong, part of a deliberate strategy to build a concentrated “K-fashion cluster” that would extend the district’s existing reputation as Seoul’s trendiest retail and fashion neighborhood, according to Korean retail trade press coverage of the initiative.
The move builds directly on Seongsu-dong’s remarkable economic transformation over the past decade — the district’s overall economic value has grown by an estimated 33.3 trillion won since 2014, while annual foreign tourist spending in the area has surged from roughly 13.3 billion won in 2018 to about 198.9 billion won in 2024, reflecting the neighborhood’s evolution from a former industrial and shoe-manufacturing district into one of Seoul’s most valuable retail corridors.
Musinsa’s cluster strategy follows the playbook of individual brand successes already visible in the area — beauty brand Cyro, for instance, generated roughly 6 billion won in sales within about seven months of opening its Seongsu location — suggesting the company sees concentrated brand density, rather than isolated flagship stores, as the more effective strategy for capturing the district’s continued foot-traffic growth and cultural cachet.
The investment also positions Musinsa more directly in Seongsu-dong at a moment when the company is simultaneously engaged in a highly public marketing rivalry with competitor Zigzag, whose own Seongsu pop-up sparked the viral “diss marketing” exchange between the two platforms earlier this year — meaning Musinsa’s physical retail expansion in the neighborhood and its social-media marketing battle are both playing out in the same increasingly contested commercial territory.
Industry analysts expect the cluster, once fully developed, to further cement Seongsu-dong’s position as Korea’s premier fashion-retail proving ground, a role the district has increasingly assumed from more established but comparatively declining shopping districts like Hongdae and parts of Gangnam.
